What We Do

No two days are the same in community management. Real estate, construction, landscaping walk-throughs, legal and civil code statues, budgeting, community events, and managing relationships are all part of what we do. We work closely with association board of directors to ensure operations run smoothly. The more than 600 employees who work at Merit make a difference in the HOA communities we serve.

We have expertise in managing master-planned communities, single family homes/condominiums, high- and mid-rise urban properties, active adult lifestyles and even business parks. We serve more than 300 community associations representing over 140,000 homes through 10 regional offices and over 70 on-site locations throughout California.

Even with our impressive number of community association clients, Merit Property Management remains a small company at heart.

Through listening and responding we create an experience that is comfortable and builds a trusting connection.

While we take pride in the fact that we currently serve over 300 community associations representing more than 140,000 individual homes, we are most proud of our ability to deliver customized, responsive service to meet the unique needs of each community association we serve.

How We Give Back

Community Outreach

Merit has been actively involved in philanthropic giving since our founding over 30 years ago. Our employees are passionate about helping people and local communities. Merit contributes to many charitable organizations including an annual program for the United Way as well as the Habitat for Humanity, Home Aid, American Red Cross, City of Hope, Vocational Visions and Human Options.

The United Way has awarded Merit with the following: Platinum Achievement Award, The Spirit of Orange County Company Award, A Golden Key Award and a Nomination for Excellence in Leadership Giving Award.

Saving Resources

For more than 30 years, Merit has been committed to providing our clients education, best management practices and expert guidance. When it comes to environmental sustainability, we are just as diligent to offer the needed tools for good decision-making. The future will bring more emphasis on green management improvements, systems and solutions – "green" will be the trend in 2012 and beyond.

Today's homeowners are concerned about protecting the environment, cost savings and responsible living. In the near future, we see the possibility that the federal government could mandate energy reductions. We know the importance of being proactively ahead of requirements.

Working together with our FirstService partners, we are exploring ways to reduce energy consumption, improve environmental sustainability and maximize cost savings for the communities we manage.
